If your extension involves new openings in load-bearing walls, new beams, foundations, or any change to the way loads are carried through the building, Building Control will require structural calculations and drawings produced by a qualified structural engineer. Even single-storey rear extensions built under permitted development rights still need Building Regulations approval, which means structural input is required.

Fees vary depending on the size and complexity of the project, the number of structural elements involved, and whether a site visit is required. For a typical single-storey rear extension on a residential property, fees usually fall within a few hundred to around a thousand pounds plus VAT. We provide a clear, fixed quote up front once we have reviewed your architectural drawings — there are no hidden charges.

Building Control will expect a full set of structural calculations covering all load-bearing elements (beams, lintels, foundations, floor joists) along with structural drawings showing beam positions, foundation layouts, and key construction details. We provide a complete package coordinated with your architect's plans so the application can be submitted without delay.

Yes — we regularly collaborate with architects, designers, and builders across Hertfordshire and London. We can take architectural drawings directly from your architect and produce calculations and structural drawings that align with their layouts, or we can liaise with your builder on site to resolve queries as they arise.
