Our Watford Practice

Frame Modus is based at Unit 2, Olds Approach, on the western side of Watford close to Croxley Green and Rickmansworth. From our office we cover the whole of Watford and its surrounding suburbs — Bushey, Oxhey, Garston, Cassiobury, Nascot Wood, Leavesden and Croxley — as well as the wider WD postcode area.

The Watford housing stock is unusually varied. We work on Edwardian and Victorian terraces around Cassiobury and Nascot Wood, post-war semis and bungalows in Garston and North Watford, and 1960s and 70s estates across Oxhey and Leavesden. Each era brings its own structural quirks — lath-and-plaster ceilings, lime-mortar brickwork, asbestos-cement roof sheets, and concrete frame infill walls — so we tailor our designs to what is actually in the building rather than what we wish was there.

Most of our local instructions are residential extensions, loft conversions, internal alterations, and small commercial fit-outs. We work alongside Watford-based architects, builders, and homeowners on Building Control submissions to both Watford Borough Council and the Approved Inspectors that operate in the area, and we know the local Building Control teams well.
