Watford sits directly on the Metropolitan and Bakerloo lines, putting Frame Modus within easy reach of the whole capital. We work most often in the North, North-West, and West London boroughs — Barnet, Brent, Camden, Ealing, Hammersmith & Fulham, Harrow, Hillingdon, Islington, Kensington & Chelsea, Richmond, and Westminster — but instructions from anywhere inside the M25 are welcome.

London projects bring their own structural challenges. Victorian terraces in Islington and Camden often have shallow rubble foundations, lath-and-plaster ceilings, and shared party walls that demand careful consideration of the Party Wall etc. Act 1996 (we work alongside party wall surveyors regularly). Suburban semis in Harrow and Ealing tend to be more straightforward but throw up surprises in the form of single-skin rear walls and undersized lintels. New-build infill plots and basement formations — common in Kensington, Chelsea and Hampstead — need careful temporary works thinking and coordination with neighbouring properties.

We routinely produce calculation packages for London Building Control teams and Approved Inspectors, and we coordinate with party wall surveyors, architects, and contractors operating in the capital. Our drawings and details are written for the realities of building in London.
